Tenant Find (70% of the first months rent)
A let only landlord support service like Tenant Find is ideal if you want to be more hands-on or you have a decent level of experience. If you only have one or two properties to manage, this could be the right option for you.
When you choose our Tenant Find package, we’ll help with the initial stages of letting a property, including launching and advertising, carrying out accompanied viewings, arranging the tenancy set up and, where applicable, carrying out a landlord inventory service.
However, if this is your first time letting a property or you have a large portfolio, our other landlord service packages may be more suitable.
Rent Collection (8% plus VAT of the rent)
For landlords who are looking to take a step back from full-time property management or are new to the business, our Rent Collecting landlord support service provides an ideal balance.
Allowing us to take on most of the admin duties that arise but still giving you the autonomy to manage any repairs, carry out property visits and check out tenants at the end of the agreement, it’s a great alternative if you’re looking at reducing your overheads.
Fully Managed (10% plus VAT of the rent)
If you don’t have the time to take care of a property or would rather avoid the potential stress of dealing with tenants, our Fully Managed landlord service package is designed for you. It’s ideal if you’re a new landlord and have a full-time job away from your property rental or if you have a large portfolio and need a reliable letting agency to take on the day-to-day and long-term running of your rentals.
Providing comprehensive support, our Fully Managed property maintenance service for landlords allows you to enjoy the benefits of being a landlord without the stress. We’ll take care of everything from finding tenants to handling maintenance issues and carrying out final checks when a tenant leaves.
Other Charges
Other expenditure in additional to the above fees may be payable from time to time. The Agent will notify you of any fees before they are incurred.
AML Check
This is a legal requirement for all landlords/tenants. £25 + VAT per person.
Minimum energy efficiency standards (MEES)
Before renting a property you must now have a valid Energy Performance Certificate (EPC) in place with a rating of ‘E’ or above and this must be served on the tenant prior to their occupation.
* This work is required to be carried out qualified and registered engineers and can be arranged through Pims Property Ltd. Certificates shall be provided to the tenant and landlord before occupation commences.
Gas safety regulations
Before renting a property you must have a valid Gas Safety Certificate in place and this must be served on the tenant prior to their occupation.

This can be arranged through Pims Property Ltd, prices start from £130 + VAT, this is completely dependent on how many gas appliances are in the property. Certificates shall be provided to the tenant and landlord before occupation commences.
EICR (Electrical installation condition report)
This is now a legal requirement so landlords will need this before letting their property out.
Price starting from £175 + VAT depending on size of property. Certificates shall be provided to the tenant and landlord before occupation commences.
